Ownia vs Lodgify: Pricing and Features Compared (2026)
Ownia vs Lodgify for vacation rental hosts: what each tool does, what a direct booking website really costs per year, and which one fits your rental business.
By Anthony, Founder of Ownia · · 6 min read
Lodgify is one of the best-known vacation rental platforms, and its website builder is often the first tool hosts look at when they want their own booking site. This article compares it with Ownia, plan by plan and euro by euro.
A disclosure first: I am the founder of Ownia, so I am not neutral. I have tried to make this comparison useful anyway, including the cases where Lodgify is the better choice. All Lodgify prices below come from its public pricing page in October 2026, for one property, in euros.
The Short Answer
- Lodgify is a vacation rental software suite: a website builder, a channel manager connected to Airbnb, Booking.com and Abritel/Vrbo, and, on higher plans, automation, dynamic pricing and team tools. You pay a monthly subscription per property. A booking website starts with the Starter plan at €23/month billed yearly.
- Ownia is a direct booking website builder. It focuses on getting guests to book with you directly, and it syncs your Airbnb and Booking.com calendars through iCal. There is no monthly fee for your first property: you pay 3.7% per booking, card fees included.
If you want an all-in-one suite and already take a steady flow of direct bookings, Lodgify is built for that. If you want your own booking website and to pay only when a guest actually books, Ownia is built for that.
Lodgify's Plans in 2026
| Plan (1 property) | Monthly billing | Yearly billing | What it adds |
|---|---|---|---|
| Basic | €16/month | €13/month | Unified calendar with Airbnb, Abritel and Booking.com, AI-assisted inbox. No booking website. |
| Starter | €28/month | €23/month | No-code website and booking widget, custom rates and secure payments, booking reports, co-host access |
| Professional | €48/month | €39/month | Dynamic pricing, automated messages, listing on Google Vacation Rentals, phone support |
| Ultimate | €70/month | €56/month | Task management, guest registration, owner statements, invoices, mobile guidebook app, priority support |
All four plans now show a 0% booking fee. Earlier versions of Lodgify's pricing charged 1.9% on direct bookings for some plans, so older reviews you find online may still mention it. You still pay your payment provider's card processing fees on top.
Pricing Side by Side
| Lodgify | Ownia | |
|---|---|---|
| Free plan | No | Yes, 1 property, no time limit |
| Cheapest plan with a booking website | Starter: €28/month, or €23/month billed yearly | Free |
| Additional properties | Priced per property | Advanced: €19/month for up to 5 properties. Business: €49/month, unlimited |
| Booking fee | 0% | 3.7% per booking on your Ownia website |
| Card processing fees | Paid by you, on top (for Stripe, about 1.5% + €0.25 per standard European card, more for others) | Included in the 3.7% |
| Cost with no bookings | Your monthly subscription | €0 |
The difference is the model. Lodgify charges a fixed subscription whether or not your website brings in bookings, plus card fees on every payment. Ownia charges nothing until a guest books, and the 3.7% already covers card processing, whatever card your guest uses.
What It Really Costs Per Year
Here is the yearly cost of taking direct bookings on a single property, assuming €1,000 bookings paid with standard European cards:
| Direct bookings per year | Lodgify Starter (monthly) | Lodgify Starter (yearly) | Lodgify Professional (yearly) | Ownia (Free plan) |
|---|---|---|---|---|
| €5,000 | ~€410 | ~€350 | ~€545 | €185 |
| €10,000 | ~€490 | ~€430 | ~€620 | €370 |
| €15,000 | ~€565 | ~€505 | ~€695 | €555 |
| €25,000 | ~€715 | ~€655 | ~€850 | €925 |
| €40,000 | ~€945 | ~€885 | ~€1,080 | €1,480 |
Lodgify figures include the subscription and Stripe's processing fees at standard European card rates.
What the numbers say:
- Below about €12,700 of direct bookings per year, Ownia is cheaper than Lodgify's cheapest website plan, even billed yearly. Paying monthly, the threshold rises to about €15,400.
- Above that, Lodgify Starter's flat subscription wins on pure cost. A fixed fee gets cheaper per booking the more you book.
- Most hosts start well below that line. If your direct channel is new, your first year of direct bookings is usually a fraction of your platform revenue. With Ownia you don't pay a subscription while it ramps up.
- International guests change the math. On Lodgify, a guest paying with a non-European card costs you more in card fees (around 3.15% + €0.25 with Stripe). On Ownia, you still pay 3.7%, and Ownia absorbs the difference.
Features: Where Each Tool Is Stronger
Where Lodgify is stronger
- A full channel manager. Lodgify connects your listings on Airbnb, Booking.com and Abritel/Vrbo and centralizes reservations. Ownia syncs calendars through iCal, which is free and reliable but updates every couple of hours, so it is less suited to busy multi-platform calendars.
- A broad suite on higher plans. Professional and Ultimate add dynamic pricing, automated messages, Google Vacation Rentals listing, task management, owner statements, invoicing and a mobile guidebook app.
- Polished website templates. Lodgify's website builder is one of its best-known features, with a mature set of templates and a booking widget you can embed elsewhere.
- Support options. Onboarding with a specialist from Starter, phone support from Professional.
Where Ownia is stronger
- No subscription to start. Your first property is free with no time limit. You pay only when you receive a booking.
- Card fees included and predictable. 3.7% per booking, whatever card your guest uses. No separate processing fees to reconcile.
- Built around direct bookings, from the free plan. Your booking website is automatically translated into more than 80 languages for your guests, with AI-assisted property descriptions, automated guest emails, review collection, SEO settings for Google and your own custom domain.
- Security deposits under your control. You choose the deposit amount and decide whether to hold or release it.
- You can keep everything else. Ownia works next to your Airbnb and Booking.com listings. You do not need to move your whole operation to try it.
Which One Should You Choose?
Choose Lodgify if:
- you want one suite for your website, channel manager, automation and team
- you already take more than about €13,000 a year in direct bookings per property
- you need advanced operations tools like owner statements, task management or guest registration
Choose Ownia if:
- you have one to a few properties and want your own direct booking website
- you are starting to move guests off Airbnb and do not want a monthly fee before the bookings come in
- many of your guests come from outside Europe, where fixed, all-in card fees protect your margin
- you want to try direct bookings without changing the rest of your setup
