How to Get Direct Bookings for Your Vacation Rental (Without Paid Ads)

Five free tactics that turned 10% of my Cannes villa's bookings into direct bookings in the first season, and kept growing: no paid ads needed.

I started hosting at Villa Divona in Cannes two years ago. Before acquiring the property, I ran the numbers carefully and saw immediately that platform fees would eat a significant share of every booking. So I launched my own direct booking site from day one, alongside listings on Airbnb and Booking.com. By the end of my first season, 10% of bookings were coming directly through my site.

Those guests cost me almost nothing to acquire and I own the relationship entirely. That share has kept growing since.

This guide covers the five tactics that moved the needle for me, all without spending a cent on paid advertising.

Why Direct Bookings Matter More in 2026

Airbnb now charges most hosts a 15.5% fee on every booking. Booking.com charges hosts a commission of around 15%, plus payment processing when guests pay through the platform, bringing the total cost of the channel to 15-18% depending on your setup. Add VAT for EU hosts on Airbnb and you are giving up nearly a fifth of your revenue on every single reservation.

A direct booking through your own site on Ownia costs a flat 5%, payment processing included. That gap compounds significantly over a full season.

The Right Mindset Before You Start

Direct bookings do not replace platforms overnight. The smarter approach is to use Airbnb and Booking.com as a discovery funnel: guests find you there, have a great stay, and book directly next time because you have given them a reason to.

Your first 10 to 30 direct bookings will almost certainly come from guests who already stayed with you through a platform, looked up your property name on Google, and found your site. This means your first job is not to compete with Airbnb. Your first job is to make sure guests can find you after their stay.

5 Tactics That Work Without Paid Ads

1. Give Your Property a Real Brand Name

This is the single highest-leverage thing you can do, and it costs nothing.

Most hosts list their property as "Cozy Studio Near the Beach" or "Bright 2BR with Pool View." These are search terms, not brand names. A guest who wants to rebook has nothing to search for.

Give your property a proper name. Something short, specific, and memorable. When a happy guest types that name into Google after their trip, your direct booking site should be the first result they find.

This is exactly how Villa Divona captures repeat bookings. Guests remember the name. They search it. They land on villadivona.fr, not back on Airbnb.

2. List on Google Maps and Google Vacation Rentals

Many travelers skip Airbnb entirely and search for accommodation directly on Google Maps. They browse by location, read reviews, and click through to book. If your property is not listed there, you are invisible to that segment.

Claiming your property on Google Maps is free and takes about 15 minutes. Add your website URL, photos, and a description. Then connect your direct booking site to Google Vacation Rentals, which surfaces your property in Google Search results alongside Airbnb and Booking.com listings, with a link that goes directly to you. No platform takes a cut of those bookings.

It is one of the most underused free distribution channels available to hosts right now.

Most hosts send guests a PDF or a generic message with check-in instructions. A better approach: build a proper arrival booklet on your direct booking site and send guests a link to it after their booking is confirmed.

Once a booking is confirmed, send the arrival booklet link as part of your check-in information. Keep that message strictly practical: no prices, no offers, no invitation to book elsewhere. The guest clicks through to your site, sees your property presented professionally, and discovers on their own that you have a direct booking website they can use next time.

It is not a sales pitch. It is a useful piece of information that naturally introduces your site at exactly the right moment, right after they have committed to staying with you and are actively engaged.

Ownia builds that arrival booklet from the property details you've already entered: check-in instructions, house rules, wifi details, emergency contact and any guides you attach, all hosted on your own domain.

4. Build a Simple Email Follow-Up

After every stay, send a short thank-you message.

For guests who booked directly, you have their email address. Keep it simple:

  • Thank them for staying
  • Ask for a review
  • Mention that they can book directly next time for a better rate
  • Link to your site

For guests who booked through a platform, keep your post-stay message on that platform to a thank-you and a review request. Airbnb, for example, forbids encouraging guests to book outside the platform, and breaking that rule can get your listing penalized. Let your brand name, your arrival booklet and the materials in your property (a card by the door, a page in your house manual) do that job instead. Rules change, so check each platform's current policy on external links and off-platform bookings.

You are not pushing hard. You are planting a seed for their next trip. Guests who return directly cost you zero in acquisition fees and are statistically more likely to leave reviews, communicate proactively, and treat your property well.

5. Offer a Meaningful Incentive to Book Direct

Guests will not switch from a familiar platform without a reason. Give them one.

You do not need to undercut yourself dramatically. On my own site, I price about 10% lower than on platforms, all fees included. The guest pays less. I earn more. Both sides win because the platform fee is simply no longer in the equation.

Other incentives that work well:

  • Early check-in or late check-out flexibility
  • A welcome bottle of wine or local product
  • A small discount on stays of 7 nights or more
  • Priority rebooking for returning guests

The incentive does not need to be large. It needs to be real and clearly communicated.

What You Need to Make This Work

None of these tactics require paid advertising. But they do require one thing: a direct booking site that actually works.

That means a site that loads fast on mobile, shows your real-time availability, accepts online payments securely, and looks professional enough that a guest trusts it with their credit card details.

A basic WordPress site with a contact form does not meet that bar. Guests are used to the seamless booking experience of Airbnb. If your direct site feels like a step down, they will go back to the platform.

This is the problem Ownia was built to solve. You get a professional direct booking website, connected to your existing calendars, accepting payments, available in multiple languages, in a matter of minutes. No technical setup required.

Key Takeaways

  • Use platforms as a discovery funnel, not as your only channel
  • Give your property a brand name guests can search for after their stay
  • Your arrival booklet link is a natural, non-pushy way to introduce your site
  • Google Maps and Google Vacation Rentals are free and widely underused
  • A 10% lower price on direct covers the platform fee gap and still earns you more
  • Your direct booking site needs to match the quality guests expect from Airbnb
