Airbnb vs Direct Booking: Which Earns More?
Airbnb's 15.5% fee vs a direct booking site: a per-booking and full-season comparison from a Cannes villa, plus when platforms still win.

It is a question every host asks eventually. You look at your Airbnb payouts, wonder how much you are leaving on the table, and start doing the math. This article does that math for you, using real numbers from my own property in Cannes and data from across the industry.
The short answer: direct bookings earn more, often significantly more. But the full picture is more nuanced than a simple fee comparison.
The Fee Gap Is Larger Than Most Hosts Realize
On Airbnb, most hosts now pay a 15.5% service fee on every booking, deducted automatically from your payout. This applies to your nightly rate, your cleaning fee, your pet fee, and any additional charges. It does not apply to taxes.
On your own direct booking site with Ownia, you pay a flat 5% per booking, payment processing included.
The gap between those two numbers is 10.5 percentage points on every single booking.
Here is what that looks like on a real booking:
| Airbnb | Direct booking | |
|---|---|---|
| Nightly rate | $200 | $180 (10% lower to incentivize direct) |
| 3-night stay subtotal | $600 | $540 |
| Platform fee | $93 (15.5%) | $27 (Ownia 5%, processing included) |
| Your payout | $507 | $513 |
Even at a 10% lower listed price, the host earns more per booking through the direct channel. The guest also pays less. The only party that loses is the platform.
The Real Math Over a Full Season
I run Villa Divona in Cannes. Over a 3-month peak season, the property generates roughly 12,500 EUR in bookings.
At 15.5%, Airbnb takes approximately 1,940 EUR from that total. Add VAT for EU hosts and the effective rate reaches 18-19%, pushing that number even higher.
With a direct booking site on Ownia, the flat 5% fee (payment processing included) comes to about 625 EUR for the same volume. The difference is approximately 1,300 EUR per season, for a single property.
What About Occupancy?
The most common objection to direct bookings is a valid one: Airbnb brings you guests you could never have found on your own. Pulling away from the platform entirely would hurt your occupancy rate and likely cost you more than you save.
This is true. It is also a false choice.
The right strategy is not to abandon platforms. It is to use them as a discovery channel while building a parallel direct booking stream that grows over time. Guests find you on Airbnb for their first stay. If the experience is good and you give them a reason to come back directly, a share of them will.
Shifting just 20% of annual bookings from Airbnb to a direct channel on a $60,000 annual portfolio moves $12,000 of revenue off the platform. At 15.5% on Airbnb versus 5% direct, that saves about $1,260 per year. That number scales with your revenue and grows as your repeat guest base builds.
The Guest Perspective
Direct bookings are not just better for hosts. They are often better for guests too.
Under Airbnb's current fee structure, the platform charges hosts 15.5% with no separate guest fee. But hosts who have adjusted their prices upward to offset that cost are effectively passing some of it on to guests through higher listed rates.
In today's economy, travelers are actively looking for better deals. On a direct booking site where you price 10% lower than your Airbnb listing, a guest booking a 3-night stay at $200 per night saves roughly $60 compared to booking through the platform. Price-sensitive travelers who find your site will choose it over a platform listing at a higher rate. They also deal directly with you, which typically means faster communication, more flexibility on check-in times, and a more personal experience.
The Hidden Advantage: You Own the Relationship
The financial comparison understates the full value of direct bookings. When a guest books through Airbnb, Airbnb owns that guest relationship. You cannot contact them outside the platform. You cannot market to them for future stays. If Airbnb changes its algorithm, increases its fees, or suspends your account, that relationship is gone.
When a guest books directly, you have their email address, their phone number, and a direct line to them for future stays. That guest can become a repeat booker, a source of referrals, and a reviewer who leaves feedback on your own site rather than on a platform you do not control.
Over time, a database of past direct guests is one of the most valuable assets a host can build. It is a booking channel with zero acquisition cost and compounding returns.
When Platforms Still Win
To be balanced: there are scenarios where Airbnb clearly earns more, at least in the short term.
If you are a new host with no repeat guests and no direct booking site, the vast majority of your bookings will come from platforms early on. That is expected. Airbnb's distribution reaches travelers you could not reach on your own, and the trust its review system provides is genuinely valuable for new listings. That said, even in my first two seasons at Villa Divona, over 10% of revenue came through my own site. Starting early matters: every direct booking in year one is a repeat guest candidate in year two.
The calculation shifts as your property builds a reputation, a guest database, and visibility in search results. Most hosts who have been listing for 2 or more years are leaving meaningful money on the table by not running a direct booking channel alongside their platform listings.
Key Takeaways
- At the same price, a direct booking on Ownia pays hosts about 12% more than Airbnb after fees, and even priced 10% lower it still pays slightly more
- A single property earning 12,500 EUR in a peak season pays about 1,940 EUR in Airbnb fees, versus about 625 EUR booked direct on Ownia
- You do not need to choose between platforms and direct: the right strategy uses both
- The real long-term advantage of direct bookings is owning your guest relationships, not just the per-booking fee saving
